Many
consumers consider selling their home directly but eventually turn to
REALTORS®. Smart home sellers realize they need the expertise in
pricing their home, making connections with REALTORS® working with
buyers, arranging and staffing open houses, and coordinating with other
professionals in the sales process.
Only
about half of all real estate agents are REALTORS® -- the top half, in
our not-so-humble opinion. REALTORS® work independently, for small
agencies, or for large brokerages. They help people buy and sell
residential or commercial properties, vacation homes, and land; they
conduct appraisals; they operate in the United States and in other
countries; some specialize in auctions; and others are buyer's
representatives.

The home price for sellers who use an agent is 16 percent higher than for those who don't, according to NAR's 2005 Profile of Home Buyers and Sellers, and nine out of 10 home buyers use a real estate agent in the search process.

Prepare a Comparative Market Analysis to ensure that your home is listed at the best price possible considering many factors (e.g., current market conditions, condition of home, etc.)
Agree on a Listing Price with you, the homeowner.
Agree on the preparation of your home for showing. This includes various levels of staging and the clean up of exterior and interior, where necessary. Remember: The first impression is the lasting impression.
Prepare the Listing Agreement and Associated Documents.
Enter the Listing into the MLS (Bergen County and/or Hudson County).
Photograph the property at our expense.
Arrange for a Virtual Tour of property at our expense.
Add your property to our Featured Listing site on the REALTOR.com® Marketing System. This increases the impact of our property marketing efforts for our clients – also at our expense. Our clients benefit from an enhanced presence on the Internet’s No. 1 real estate site, REALTOR.com®, the official site of the National Association of REALTORS®. Our clients’ properties stand out to more than 5 million consumers each month who, on average, spend more than 50 minutes searching for homes on the site. Send out Just Listed postcards.
Arrange for property signage, where allowed.
Hold a Brokers’ Open House.
Hold Public Open House(s).
Accompany buyers on all showings. Our clients hire us to sell their homes. Our clients are not paying commission just to have to show the property themselves or to have a lockbox installed. We are the salespeople.
